Purchasing a home is not an event....it is a process. It involves several steps which have to be taken in order to make the event as smooth as possible. Below is a general outline of the process: 1. Find a REALTOR (click here to see why you need a REALTOR) 2. Make sure the REALTOR has experience. The last thing you want is a REALTOR who is learning this process at the same time you are. Don't put the biggest investment you will ever make in the hands of an inexperienced agent. 3. Find a good mortgage company that has experience dealing with many types of loan programs. Be careful of "fly by night" companys. Fradulent mortgages are a large problem in the United States. Many will promise the world but only deliver by doing things dishonestly. 4. Getting with a mortgage to get a "Pre-Qualification" done will tell you how much house you can afford. You wouldn't go the grocery store without knowing what is in your bank account? You need to know how much of a mortgage you can get before looking for a house.
5. Doing #5 will help you in the negotiating process. If you have done this a seller is more willing to talk than if you havent taken this step yet.
6. Find your house with the help of your REALTOR. I have access to every house listed for sale in the Fayetteville NC MLS. All you have to do is tell me what you are looking for and I will find it.
7. Write the Offer to Purchase Contract. I will walk you through the negotiating process and give you many many negotiating tips that I have learned from past experience and the experience I have learned from other REALTORS. I will also walk you through all the documents need to do this.
8. Inspections. Some inspections are required for certain types of loans and some are optional. I will let you know what you need to get done and what will be a good idea to get checked out. I have several companies I use that I trust. I have home inspectors, exterminators, appraisers, and the like I have dealt with for many years. ...this does not encompass the whole process but it is a very good start.
